I would very much like to express, through you, my appreciation of the efforts of several members of your Uxbridge Branch over the letting and recent sale of my daughter’s flat in Myddleton Road, Uxbridge. 

My daughter had originally purchased the property through the same branch early in 2007, but had moved out in 2009 due to her job relocation. At that time she decided to let it to tenants, but about two years ago decided to sell. Contacting Michael Tagg, the flat was soon on the market but unfortunately, due to the depressed market, this sale was a very protracted affair. 

Although a number of viewings were arranged, they were followed by offers unacceptable to my daughter, and she eventually withdrew the property from the market for a period. Following her marriage she decided to put the property back on the market which Michael arranged. These changes of mind were, I know, enough to try the patience of a saint, let alone an ordinary mortal! However, Michael was extremely tenacious, professional and easy-to-do-business-with throughout. His persistence paid off late last year when he identified an excellent buyer and, although she had two false starts with her prospective buyers, the deal was eventually completed on 22nd March. 

Throughout that delay period, Clive Edwards was extremely helpful, liaising between myself and the buyer to keep us both fully updated on progress and providing extremely sound advice on the issues which arose. I know that the buyer was also very pleased with his helpful assistance, without which the sale would not have kept to the programme we had planned. 

I must also mention that, for the period of letting, Nick Edwards was also very professional and helpful, with a reassuring ‘can-do’ attitude. He was able to find excellent tenants on two separate occasions, as the first vacated after two years. Daniel Stark in your Pinner branch was also extremely helpful in producing the associated Tenancy Agreements and, particularly, in arranging extensions due to the sale being delayed.

I write to comment on the performance of Charlie of the Uxbridge branch in supporting the sale of our three bed detached house in Maylands Drive Uxbridge. 

Charlie’s first visit and viewing was very useful because he quickly established why we need go no further in re-furbishing or improving the property. The marketing arrangements were achieved swiftly with stunning photographs and persuasive copy. This advanced our timing by months, and meant we could view destination properties meaningfully immediately. On this basis we found a suitable Chichester house. Charlie was a constant and immediate support through the delicate pricing negotiations of sale and securing our purchase. 

The ‘chain’ in this case was happily of only four, but with a first time buyer involved who announced around the 7th of January that his Hillingdon Borough deposit gift of £14,000 was date stamped to the 31st of January leaving 23 days in which to achieve completion or he would have to re-negotiate this additional source of finance. Charlie explored contacts at the Local Authority but they would not relax this firm deadline. Our initial reaction to this news was that it would simply not be possible, and we felt that the elderly lady from whom we were purchasing would certainly find it so too, but Charlie rightly encouraged us to believe the contrary, and was proved right. 

His personal qualities and friendly presence through this finely balanced process has helped us maintain our chosen course, and apparently in today’s market conditions you need all the support you can get. We are very pleased to have selected Gibbs Gillespie for our sale because we had Charlie advising us.

In this difficult housing market we have tried (and thanks to Danielle succeeded) in selling two properties and buying our dream home. 

For our part we did faithfully stay with you despite several approaches from other agents and I am so glad we did. The best part of the whole process (apart from actually selling the two properties) was Danielle's unfailing positive approach and never ending patience, kindness and sympathy whenever we rang or called in. I felt like I almost had a personal counsellor! It is the combination of her tenacity, efficiency and customer care skills combined with her pleasant personality that made us feel as if we were her only clients. When we were finalising prices Danielle played a key role in the negotiations between Cala and our buyer to maintain (and subsequently improve!) our agreed price differential and for this we are hugely grateful. 

Later in the process Lee became more involved with us and we feel he played a key role in persuading Cala (from whom we have bought our new home) not to give up on us. Probate Valuation: Shawood, Chorleywood Road

Following the recent valuation of the above property there were a number of aspects that impressed me about your representative and your organisation.

Firstly, Mr Kempster was the only representative to send a letter confirming the appointment. When he arrived he was able to confirm the plot size, according to an industry wide service, which no other representative bothered to do.

He was thorough during his examination of the property, walking round to get a sense of the accommodation before taking measurements. In comparison, one representative measured, the other did not. He was also knowledgeable about construction and services.

During the visit Mr Kempster was courteous to my elderly Mother and showed understanding of the sensitive nature of the enquiry.

At the end of his visit Mr Kempster was the only one to ask permission to take photographs of the house. One company sent their report with a photo of the house on the front cover of the report!

He also confirmed that as part of company procedure he would be discussing his visit with another colleague before confirming the value.

Following this and a further briefing at my Mother’s home on Friday, the valuation letter was delivered by hand to the promised timescale.

Apart from your own valuation of £900,000, which was intimated at the time of the briefing, I received two others. One valuation of £850,000-£895,000 and the second of £1,150,000 however only Mr Kempster’s letter used the word ‘probate’ against the sum quoted which was indeed the purpose of the valuation.

I understand that Mr Kempster has been with you for some time. He has fully met our requirements in a professional and understanding manner and he does your organisation great credit.

In business my dear Father always used to write to thank companies when they had provided an excellent service, I am delighted to do so on this occasion.

My partner and I recently decided that due to his health issues we needed to sell our home and move into a bungalow. Having made this decision I visited several local estate agents to discuss the sale and purchase. Several agents visited our home to value it and discuss selling fees and marketing procedures. After careful consideration we decided to use your company, the sole reason for this was the total professionalism of the staff at your Rickmansworth branch.

When Alan Kempster originally visited us he came prepared, for example he had detailed information on properties that his team had sold on our road and was extremely informative, explaining in detail the process and time frames involved in preparing our property for sale. 

The agents selling fee quoted by Alan was the highest one I was offered, however I was prepared to pay this as I had total confidence that Alan would deliver what he promised, my faith in him was not misplaced. He arranged for the photographers to come and do the floor plans etc within 1 day and also arranged for his sales staff and the branch director to have a look around my home so that when it came to discussing the property with potential clients they knew exactly what they were marketing. 

Sadly, in the very short time my property was on the market my partner decided that due to his health issues he did not feel up to the trauma of moving and wants to remain in our home and adapt it to meet his needs. I called into the branch today to explain this to Alan and he totally understood and told me that if ever in the future we decided to sell, I was not to hesitate in coming back and see him. Considering the amount of work both he and all the staff in the branch did to market our property, it must have been disappointing for them that the sale had to be aborted but they remained totally amicable and at no time did I feel uncomfortable. 

All the staff at your branch in Rickmansworth are an absolute credit to your company and in my opinion you are fortunate to have such a wonderful team. I have worked for over 20 years in the banking industry and my role involved regular contact with estate agents but I can honestly say in all that time, I have never met such a fantastic team in any one office.

Mike first showed us round three properties in June 2010. The last one he showed us is the one we completed on a month ago - on 21 October 2011

Mike has consistently been helpful, cheerful and very personable. He quickly grasped the sort of house we wanted, its location and the features that meant a lot to us. He showed us more than 20 during the 13 months - often only just as they came on the market.

He was recourceful - using his iPhone to give us the direction the back garden faced. We even located nearby allotments when one property had a small garden. Mike was always ready to serve.
 
Having told us of the property which we eventually brought over the phone we arranged to call into his office one morning a few days later. Mike took us to view it immediately,having already obtained the owner's permission. Over the next two weeks he willingly accommodated various members of our family who viewed the house with us - a total of four visits.

We will always be in his debt, his vigilance enabled both Carolyn and I to move on with our lives without the continued stress of moving house. This might sound over the top, frankly I haven’t done justice to Luke, his approach to estate agency is ‘as good as it gets’ in my experience. Exemplary.

I instructed Gibbs Gillespie in the sale of my house back in May of this year.

After a tricky start, where what I believed to be totally unsuitable buyers were brought round for viewings, my belief in Gibbs was restored and I have been over the moon with the service I have received. I would like to provide some detail and feedback if I may.

From the moment the first time buyers came to view my property I knew Gibbs had got it right and we would sell it to them. This was after 3 months on the books of another (local) agency with very few viewings and no offers.

When an offer was made and accepted I believed, in my naivety, that the agents work was done and that they had done fairly well for a few weeks work. I did not realise how much I would come to rely on Gibbs, especially Mr Lee Betterton at the Ruislip office, to maintain my sanity and keep stress levels down.

It was a good while between acceptance of offer and exchange (3 months to the day) due to the buyers involvement in a Govt first time buyers scheme and the additional admin this entailed. I had never sold a property before and Lee's knowledge and regular communications were a godsend to me. He was calm when I was panicky and worked tirelessly liaising between myself, the buyers and 3 different solicitors.

I recently purchased a property from yourselves, number 210 Woodlands Avenue. I have been meaning to email yourself for a while to comment on the service I received from your Ruislip Manor branch, in particular the agent Stephen Ryan.

To give you a background my wife and myself had been looking for a property for 2 years or so, on and off, we were close to purchasing one through one of your offices but things fell through. We were not happy with the way we were treated and dealt with by Gibbs and postponed our search for a property by 6 months or so as the situation put us off the idea for a while.

We resumed our search for a property and your offices had properties of interest to us but we were apprehensive of using Gibbs due to our previous experience. Despite this we arranged a property viewing and met up with Stephen Ryan on our first viewing. We explained our situation and our previous experience with Gibbs and he was apologetic on the company's behalf and assured us that there would not be a repeat of this and that he would personally take responsibility on finding a property on our behalf.

We met up with Stephen on numerous occasions viewing various properties at times which were convenient to us. As I work weekends and my wife works Mon - Fri he would meet the two of as at separate times to view the same property and he got to know our requirements and was spot on on all the properties he would show us. All were of interest and all ticked the boxes, we were unlucky on a couple as the budget did not stretch on certain instances.

Stephen pursued with us, he would be in regular contact even if he had nothing to show us and took it upon himself to help us in our search. We were looking at various properties with agents in the local area but it came to a point where we almost felt bad looking elsewhere when we were receiving such great service from Stephen.

He succeeded in finding us an ideal property which we completed on the 17th of June and we are looking forward to a fresh start in our new home.

I myself work in the retail sector and would be happy if all my staff had the manners, salesmanship, patience and persistence Stephen showed.

Last summer I decided to sell my maisonnette and after a visit from your Ruislip Manor branch manager, Luke Allday, which was very informative and thorough, I decided to instruct Gibbs Gillespie to market my property. Instantly I was called by members of the team with regards to the organisation of numerous viewings. In every instance, the member of the team I dealt with was always professional and friendly. Following each viewing, I would always receive a call to provide me with feedback. The team were always very honest and ensured I was updated at all times.

I was then lucky enough to get a buyer after a few weeks. Luke provided me with details of a solicitor and advised me of the process, because this was the first time I was selling a property. Throughout the sale he kept in regular contact and whenever there were any issues, he would inform me instantly. I did not have very much liaison with my solicitor but because of the excellent service I received from Luke this did not prove to be a problem.

As you originally said to me, there's roughly a 6 week window of opportunity to sell houses in September and then the market slows down. This notice today should take us well past that window.

I will remain loyal to yourself and Gibbs Gillespie and when the market picks up I will be contacting you, this will more than likely be at the beginning of Spring 2009. I have no other interest in any other estate agents. When our contract expires, should anyone come to you looking for a house in my area and price range, please feel free to contact me.

Just a brieft note to tell you that Luke Allday and his team at Ruislip Manor handled the sale of a property I have owned in Ruislip for some years. My experience of Luke and his staff was absolutely first rate.

Luke in particular has done an outstanding job for me and is certainly in my opinion a tremendous asset to your company. In paritcular, I would like to thank Fiona Lewis and her team at the Rickmansworth branch whose efficiency was greatly appreciated. As I now live in Cornwall, it hasn't always been easy for me to get up to London at short notice and they were able to read my electricity meter and forward the readings to me which was a great help.

Today we exchanged contracts on our house in Croxely Green, sold through your Rickmansworth office. I am writing to you because I wish you to know that your Rickmansworth staff, Fiona and Edward in particular, have been outstanding in their service and support during the sale.

It began very promisingly in December with a buyer almost immediately the house went on the market, and although that did fall through after 3 weeks, Edward found another buyer in two days. Unfortunately the following 2 months revelaed that some people and agents lower in the chain's sequence behaved less than honourably and caused a protracted and difficult time to follow.

Throughout this stressful and difficult time, Fiona constantly worked on our behalf to pursue the sale with a professional and personally supportive attitude. Ultimately her tenacity and vigilance revealed an undeclared sale by someone lower in the chain was being offered through another of your offices. As soon as Fiona knew about this sale she co-ordinated all the information and informed us daily of the situation, susequently leading to our sale.

I believe without this professional regard for our interests we may have been delayed even further or lost our house in Dorset.
